When can I apply to receive an advance on my real estate commission? You can apply when you have an fully executed purchase agreement for a “non pre-construction” residential property(single-family, town home, villa or condominium), that has a closing date within 180 days from the date of your application, a mortgage contingency of no more than 90% LTV and has at least 1% of the purchase price being held in Escrow as an Earnest Money Deposit. If pre-construction, the closing date must be within 60 days from your application date. CPN does not advance commissions to brokers/owners or broker/managers. Investment transactions are acceptable providing they are residential in nature. Land sales are reviewed on a case by case basis. Commercial contracts and contracts where the Government is the Seller under a HUD transaction will be declined. Commissions Paid Now, Inc. reserves the right to accept, reject or modify any application at its sole discretion.
Do I need to complete an application?
Yes, all agents applying for an advance must first set up an account. Click here to fill out an application.
Does my broker need to sign up before I set-up an account?
No. Although, before your Commission Advance funds are sent to you, we will need your designated broker/manager’s authorization. Upon approval of your Commission Advance application, your Commissions Paid Now contracts will be automatically sent to you via email. All you have to do is get the appropriate signatures and fax everything back to us. Click here to set up your account now.
How much of an advance on my commission can I receive?
You can receive up to 100% of your “net earned commission” and up to $7,500.00 as a first time applicant. Returning applicants can receive up to a maximum of $50,000 per transaction. We hold 20% of your commission as a Purchase Reserve in the event closing gets delayed. After closing, the remainder of the Purchase Reserve will be wired back to you. Commissions Paid Now, Inc. reserves the right to accept, reject or modify any application at its sole discretion. Contact us for an explanation on this and any commissions over $50,000.

How is my Commission Advance paid to me?
Your Advance funds will be paid to you by federal bank wire and usually within 24 hours of CPN receiving your application and verifying all of your supporting documentation.
How much will an advance on my commission cost me?
Our fees are the most competitive and reasonable in the industry. The cost depends on the number of days until the scheduled closing date. The fee for a $7,500 advance that closes within 30 days is less than $500.00. Commissions Paid Now, Inc. reserves the right to accept, reject or modify any application at its sole discretion. Is my Advance tax deductible?
If used exclusively for your real estate related business expenses, the cost may be tax deductible. Commissions Paid Now, Inc. is a Factoring company that purchases account receivables’ specifically from the real estate agents for their business related expenses ONLY and is NOT a lender loaning money, nor are the advance proceeds intended for non-business expenses. Please consult with your tax expert prior to using our service.
What happens if my sale doesn't close?
Because of the agreements you signed with CPN, you are personally liable to repay the entire amount of the commission purchased by CPN. If you are unable to immediately repay your commission advance, we offer other solutions such as submitting a “backup” real property transaction as collateral towards the original commission advanced. Please contact our office for further information on repayment options. What supporting information do I need supply after my application is filled out?
- Fully executed Purchase Agreement & all Addendums
- Lender contact information & Mortgage Commitment Letter
- Attorney or title/escrow company contact information
- A "net sheet" or breackdown of your commissions earned on the subject sale. Must be on Brokerage letterhead.
- Proof of your Home Address: Electric Utility bill ONLY.
- Legible copy of your Driver's License & Real Estate License
- If New Home or Pre-Construction, include all of the above, plus all contact information for the Builder/Developer and your commission agreement with the builder.
